A Seller’s Choice in a Buyer’s Market

When your home sits on the market, a price cut feels like the fastest fix. More sellers are making that move this fall than ever before. In mid-October, Redfin reported that 22% of sellers with active listings had cut their asking price, the highest share in its records.

Homes are also taking longer to sell. The typical home spent 33 days on the market in September, up from 31 in August, according to NAR data. About 1.6 million homes were for sale.

Buyers have options right now, and they know it. Before you lower your price, it helps to understand what a price cut solves and what it doesn’t.

A price cut doesn’t fix the house

Lowering your price changes the number on the listing. It doesn’t change what the buyer’s inspector will find.

Once you accept an offer, the buyer will almost always hire a home inspector. The inspector writes up what needs attention: a water heater near the end of its life, a slow roof leak, or outlets missing GFCI protection. The buyer then asks you to fix those items or give them a credit.

That is the double discount. You lowered your price to get the offer, and then you pay again for repairs.

It is happening more often. Redfin found that sellers gave buyers concessions in 44.7% of August home sales. A concession is money the seller puts toward the buyer’s costs, such as closing costs, repairs, or a lower mortgage rate. In 15.8% of sales, the seller cut the price and also gave a concession. Redfin calls these “double discounts,” and that share was the highest it has recorded for August.

Price cuts are not small, either. Earlier this year, Redfin found that February sellers who cut their price lowered it by about $40,900 on average, or 7.3%. That average is pulled up by expensive markets, so the number in your area may be lower.

Find the problems before the buyer does

The alternative is to learn what a buyer’s inspector will find before you list. It takes three steps.

Get a pre-listing inspection. This is a home inspection you order before your home goes on the market. You see the same kind of report a buyer would see, on your timeline instead of theirs.

Get the findings priced. A list of problems is not a plan. You need a cost for each item so you can compare it to what a buyer would ask for.

Fix what matters, and be upfront about the rest. You don’t have to fix everything on the report. Most reports list minor items buyers expect in any home. Focus on the items a buyer will use to negotiate: safety issues, active leaks, and major systems that are failing. Your agent can tell you what you are required to disclose in your state.

A pre-listing inspection lets sellers see likely repair requests on their own timeline.

When buyers tour a home with recent repairs and receipts to show for them, their inspector has less to find and they have less to ask for.

Compare the two paths for your home

Every home is different, so run the comparison with your own numbers.

Cut the price

Fix it first

Cost before you list

None

The inspection and the repairs you choose

Cost when you sell

The price cut, plus any credit the buyer asks for after their inspection

Often a smaller repair request, though not guaranteed

Who prices the repairs

The buyer, using their own estimate

You, using a priced quote

Monthly carrying costs

Keep adding up while the home sits (mortgage, taxes, insurance, utilities)

Keep adding up while repairs are done

The question to answer: is the cost of the repairs lower than the price cut plus the credit a buyer is likely to ask for? Your agent can help you estimate the price cut. A priced repair quote gives you the other half.

When cutting the price is the right call

Fixing first is not always the better choice. A price cut makes more sense when:

Your price was too high for the market. Repairs won’t fix a list price set above what similar homes are selling for.

You need to sell quickly. If you can’t wait for repairs to be scheduled and finished, pricing the home as it stands may be the better path.

The problem is too big to fix before listing. A foundation repair or a full roof replacement may cost more, or take longer, than your sale can absorb. Price it in and be upfront with buyers.

The goal is to make the choice on purpose, with real numbers. Cutting the price and hoping the inspection goes well is not a plan.

How QwikFix helps

Before scheduling work, homeowners can see the costs and choose what to move forward with.

QwikFix turns a home inspection report into a priced repair quote.
