  1. Expansion tank is missing: An expansion tank is not installed at the water heater. Most water heater manufacturers recommend an expansion tank be installed whenever the water system is a “closed” system. Next step: Further evaluation by licensed plumbing contractor to determine what repairs are needed.
  2. Attic access is not insulated: Missing insulation noted at one or more attic access panels at the time of the inspection. This condition will lead to heat/cooling loss and wasted energy. Next step: Further evaluation by a handyman to determine what repairs are needed.
  3. Sediment trap is missing: One or more furnace gas piping is not equipped with a sediment trap. Next step: Installation by a licensed HVAC contractor or licensed plumbing contractor to comply with today’s HVAC safety standards.
  4. Dirty dryer vent: One or more dryer vents need cleaning. A dirty/soiled dryer vent can be a fire hazard and cause poor air quality. Next step: Hire dryer vent cleaning service or handyman to complete the work.
  5. Missing hammer arrestors at laundry hose bibs: Missing hammer arrestors noted at one or more of the laundry hook ups, which does not keep with today’s standards and practices. Next step: Further evaluation by licensed plumbing contractor to determine what repairs are needed.
  6. Angle stop corrosion: One or more of the angle stops, shut off valves and/or supply lines under the sinks and/or behind the toilets appear to be corroding, have mineral deposits or are rusted.   7. Kitchen counter receptacles are not GFCI protected: One or more kitchen counter receptacles do not appear to be GFCI protected.   8. Leak pan is missing: Missing leak pan and drain line under the water heater. Next step: Further evaluation by licensed plumbing contractor to determine what repairs are needed.
  9. Anti-tip bracket is missing: An anti-tip bracket does not appear to be properly installed at the range. The anti-tip bracket is a simple metal plate that holds the rear foot of the range to the floor. This bracket prevents the range from tipping forward, which could cause the range to fall over and/or spill hot food from pots and pans. Installation is recommended to prevent injury. Next step: Further evaluation by licensed appliance contractor to determine what repairs are needed.
  10. Tub/shower diverter is damaged or not functioning: One or more tub/shower diverters is damaged, not fully functional, or in need of service at the time of inspection. This is typically due to corrosion and/or hard water build-up. Next step: Further evaluation by licensed plumbing contractor to determine what repairs are needed.
